China Overseas Continues to Lead Beijing’s First Quarter Sales

In the just-concluded first quarter, China Overseas once again claimed the top spot among Beijing real estate companies with a sales performance of 10.81 billion yuan in rights sales. In March alone, China Overseas achieved a total signed transaction amount of 6.07B yuan, with 729 units signed and a signed area of 82.4k square meters, ranking first in Beijing in terms of total sales amount, number of units, and area. Once again, Beijing’s top spot was held by China Overseas. Behind this impressive performance, the success of the “WanFang AnHe” product series is evident.

At the end of last year, China Overseas launched a new product system called “WanFang AnHe,” based on extensive owner research. The “An” series represents AnLan Beijing, a top-tier luxury residence in Haidian, which achieved a signed transaction amount of 82.4k yuan in the first quarter, topping Beijing’s luxury home sales list for the quarter and leading the 100k+ luxury home sales rankings for three consecutive weeks. Also performing remarkably is China Overseas Lijin Mansion, which led the Fengtai luxury market with a signed amount of 667 million yuan.

The “He” series’ first project, JiuShu ManHe, achieved 301 signed units within just one week of opening, setting a new record and quickly becoming the first in Beijing’s first quarter in terms of units, leading all other projects in Beijing by a full three months. In March, the project recorded 301 signed units, with a signed area of 28.4k square meters and a signed amount of 1.17B yuan, all ranking first in Beijing, marking a perfect start for China Overseas’ “He” series.

From AnLan Beijing to Lijin Mansion and then to JiuShu ManHe, China Overseas’ strategy of “multi-point flowering and single-project explosion” once again demonstrates its absolute dominance in Beijing’s high-end market.

Building a Good Home Foundation — Breaking Through with “WanFang AnHe”

Behind the hot sales is China Overseas’ clear and firm product iteration logic. In April 2025, China Overseas launched the “Good Home Living OS System,” which comprehensively covers customer needs through 16 major product systems, creating a product framework that spans the entire residential lifecycle and achieving a full upgrade of core product technologies.

The hardware iteration is far from the whole story of China Overseas’ “Good Home” system. By December 2025, China Overseas introduced a new high-end product series, “WanFang AnHe,” marking a new height in its understanding of the high-end market.

As Forbes China Research Institute Director Qian Houlin states, the residential needs of high-knowledge, high-quality groups have shifted from “material accumulation” to “spiritual resonance,” upgrading from “functional satisfaction” to “life empowerment.” “WanFang AnHe” was born from this change in demand, based on in-depth research of numerous owners, ultimately forming four clear product lines that precisely meet different customer needs.

Among them, the “An” and “He” series are the two core lines of this system.

Looking closely at the “An” series, it is deeply rooted in cultural context, creating tranquil Eastern living spaces. Inspired by traditional Chinese culture and grounded in Eastern aesthetics, it aims to provide high-end clients seeking inner peace and cultural identity with a hidden spiritual retreat amid prosperity.

As the first “An” series project in Beijing, AnLan Beijing is located in the core area of Shucun, Haidian, and benefits from “Three Mountains and Five Gardens” cultural heritage, Qingbei academic institutions, and the Chinese Academy of Sciences Zhongguancun. The project draws inspiration from royal garden aesthetics, blending Eastern and Western design languages, with landscape design crafted by master artisans incorporating 12 intangible cultural heritage techniques to create four-season scenic sequences. The interior design features the innovative “Yuanming New French Style,” fully integrated with China Overseas’ Living OS system, with property management providing star-rated intelligent concierge services. This comprehensive system enabled AnLan Beijing to top the luxury home list in the first quarter with 100k yuan.

The “He” series returns to the essence of living, building a warm, intergenerational-friendly haven for city middle-class families seeking fulfillment. It does not pursue traditional luxury narratives but emphasizes a life-centered, harmonious, and beautiful living philosophy—making homes more comfortable for families and accommodating the needs of different generations.

Compared to the “An” series’ focus on Eastern tranquility and cultural depth, the “He” series emphasizes “life-centered” features through comprehensive amenities, refined materials, all-age friendly spaces, inclusive communities, and warm services, ensuring every corner of the home is filled with warmth and companionship.

The First “He” Series Project, JiuShu ManHe, Sets a Benchmark in Tongzhou

If the “An” series exemplifies the ultimate expression in AnLan Beijing, then the first complete project of the “He” series is JiuShu ManHe in Tongzhou’s Jiukeshu area. This project is located in the Jiukeshu section, the only pure residential land in the area in recent years. For China Overseas, it marks the full debut of the “He” series; for Jiukeshu, it is a rare opportunity for quality upgrade.

Jiukeshu boasts a rare mature foundation, with the site approximately 600 meters from Line 1 Jiukeshu Station, offering direct 30-minute access to Guomao. To the south is the 134k㎡ Yunjing Park, and to the west is a planned nine-year consistent school. Within a 15-minute walk are metro stations, hospitals, educational institutions, commercial centers, financial services, and parks.

As a district with a high proportion (65%) of residents seeking improvement housing, Jiukeshu has developed a stable upgrading atmosphere. With continuous billion-yuan investments in the sub-center, the topping out of Line 22, and the upcoming opening of the Sixth Ring High-Speed Park, the area’s development is accelerating.

As one of the few fourth-generation residential projects in Tongzhou following the 2025 residential policy, JiuShu ManHe incorporates China Overseas’ core features such as meticulous craftsmanship, super storage, and flexible customization. The south-facing 1.8-meter open balcony and north-side equipment platform maximize space utilization. Some buildings feature double-height lobbies with six-meter ceilings, a rare feature of similar-sized units, now a daily standard here.

This upgrade-oriented logic is also reflected in the unit layouts. The 121㎡ four-bedroom, three-bath units are sold out, and the 102㎡ three-bedroom units with two baths in two buildings are also snapped up, with new buildings expected to launch in April. Only a few small units of 75㎡ and 89㎡ remain. The 89㎡ three-bedroom units are located in the south-facing courtyard, close to parks with excellent views, and the north side offers central garden scenery. These units have a high space utilization rate of 94%, upgraded with dual bathrooms compared to the 75㎡ units, offering more comfortable layouts at a price very close to the smaller units, making them highly cost-effective.

The project’s fully furnished units include China Overseas’ self-developed LivingOS smart display, FOTILE range hood and stove, steam and oven combo, cleaning center, Bologna cabinets, with central air conditioning and fresh air systems standard. The flooring features Marco Polo’s seamless large tiles. Behind this setup is China Overseas’ rethinking of family living—through flexible customization, making spaces adaptable to different family stages.

Nearly a thousand clients attended, and within just one week of opening, the project achieved 301 signed units and 28.4k yuan in signed transactions, ranking first in Beijing’s first quarter residential sales, confirming the market value of JiuShu ManHe’s product logic. The total price range of 3.6 to 6.8 million yuan precisely targets Tongzhou’s main transaction segment.

For China Overseas, the “He” series’ first project is a crucial step in product line expansion; for Tongzhou, this rare land parcel finally has a project that truly answers “what makes a good home.”

From the technological foundation of the “Good Home Living OS System,” to the product upgrade of “WanFang AnHe,” and the dual success of AnLan Beijing and JiuShu ManHe, China Overseas is writing a definitive answer in an uncertain market with a complete product philosophy.
