Taipo Pak Shik Kok Hoi Yat Bay II, Block 11, Mid-Levels B, practical area 253 sq ft, open layout, asking price about HKD 4.1 million. After negotiation, it was sold for HKD 3.83 million, with a practical price per sq ft of about HKD 15,138.

Centaline Property states that the new buyer is a first-time homebuyer who was attracted by the comfortable environment and high quality of the estate, and decided to purchase the unit for self-occupation.

It is understood that the original owner bought the unit in 2019 for about HKD 4.32 million. Holding the property for about 7 years, this transaction resulted in a paper loss of HKD 490,000, with the unit depreciating by 11.3% during that period.
