Inside Texas' Richest Communities: Where Top Earners Call Home
When exploring the wealthiest corners of Texas, a clear pattern emerges: affluent suburbs cluster around three major metropolitan areas. A comprehensive analysis of Texas communities with 5,000+ households reveals that the richest part of Texas features household incomes ranging from approximately $165,000 to nearly $410,000 annually. These figures, based on 2023 American Community Survey data and 2025 home valuations from Zillow, paint a picture of extraordinary regional wealth concentration.
Dallas-Fort Worth Dominates the Wealthiest Texas Suburbs
The Dallas-Fort Worth-Arlington metro area claims nearly half of the top 20 positions among Texas’ most affluent communities. University Park sits at #2 with average household earnings of $389,868 and typical home values exceeding $2.4 million, just behind the statewide leader. Southlake, another DFW powerhouse, records average household income of $382,520 with homes valued around $1.28 million.
The DFW dominance extends through mid-tier rankings as well. Colleyville residents earn approximately $265,831 annually on average, while Prosper ($229,754), Keller ($217,210), Coppell ($194,208), Flower Mound ($191,231), Frisco ($186,265), Celina ($184,308), Highland Village ($182,741), and Murphy ($176,156) all maintain household incomes well above $175,000. This concentration demonstrates why the Dallas-Fort Worth region stands out as a nexus of Texas wealth.
Houston’s Affluent Enclaves: Top Earners in Prime Locations
West University Place claims the #1 spot among all Texas suburbs with average household income of $409,677 and typical home values of $1.76 million. This Houston-area suburb represents the pinnacle of Texas suburban affluence. Bellaire follows closely in the rankings with $311,033 in average household income and homes valued at approximately $1.12 million.
Further down the income spectrum, Houston’s wealthiest suburbs maintain strong standing. Fulshear records average household earnings of $210,123, while Cinco Ranch ($178,516) and Sugar Land ($174,026) round out the region’s top performers. Sugar Land’s typical home value of $462,592 reflects more accessible pricing compared to elite areas, yet household incomes remain substantially higher than state and national averages.
Austin’s Prosperous Suburbs: Rising Affluence in Central Texas
The Austin-Round Rock-Georgetown metro area contributes three communities to the top 20. Steiner Ranch leads Austin-area suburbs with average household income of $232,530 and home values near $528,502. Lakeway follows with $222,045 in typical household earnings and $824,558 homes. Leander, the fastest-growing Austin suburb, records average household income of $167,516 with homes valued around $455,706.
The Income Ladder: Understanding Texas’ Wealth Distribution
The data reveals distinct income tiers across Texas’ richest suburbs. The premium tier—communities earning $300,000+ annually—includes West University Place, University Park, and Southlake. These represent the absolute pinnacle of suburban wealth in Texas. The upper-middle tier ($200,000-$300,000) encompasses Bellaire, Colleyville, Steiner Ranch, Prosper, and Lakeway, representing solidly affluent communities with strong real estate values.
The emerging wealth tier ($175,000-$200,000) includes Keller, Fulshear, Coppell, Flower Mound, Frisco, Celina, Highland Village, Cinco Ranch, Murphy, Sugar Land, Leander, and Friendswood. While ranking lower than their DFW and Houston counterparts, these communities maintain household incomes far exceeding national medians.
