Shoukaikai Hujialou new development debuts, featuring a plan for a single 11-story residential building
On March 4th, the Chaoyang Planning and Self-Management Bureau announced the project plan for the Hujialou South Lane CY00-0310-9001, 9002 land parcels, R2 residential land, and A8 community comprehensive service facilities.
The project covers an area of 5,300 square meters, with a total construction area of 13,397 square meters, and above-ground construction area of 7,588 square meters. Of these, the residential planning land covers 5,508 square meters, and the community comprehensive service land covers 2,080 square meters.
Specifically, on the west side, Parcel 9001 is planned to have a low-rise residential building with an above-ground area of 5,508 square meters, a height of 35.9 meters, a floor area ratio of 2.04, 11 floors above ground, 2 underground levels, with a ceiling height of approximately 3.26 meters, facing southwest. It is reported that this building will have two units, approximately 33 apartments, with the west unit having one staircase per unit and one household per floor, and the east unit having two staircases with two households per floor, with open balconies. Additionally, there is a street lane about 50 meters long and 8 meters wide on the north side of the parcel.
On the east side, Parcel 9002 is designated for community comprehensive service facilities, with an above-ground area of 2,080 square meters, a height of 8.7 meters, 2 floors above ground, and 1 underground level.
According to the master plan, the building exterior exudes a luxury residence vibe, featuring glass curtain walls combined with metal lines and stone materials, predominantly in a tea-brown color scheme.
It is noteworthy that the public announcement of this plan comes more than half a year after the land was acquired. On September 5, 2025, China Fortune Land Development (CFLD) acquired parcels CY00-0310-9001 and 9002 in Hujialou South Lane, Chaoyang District, at the minimum price of 446 million yuan, with an overall floor price of approximately 58,800 yuan per square meter, and a residential floor price of about 81,000 yuan per square meter.
The project is located in the Hujialou Subdistrict of Chaoyang District, in the core area of the CBD, near Metro Line 10, with convenient transportation. Surrounding amenities include Guomao Mall, Wanda Plaza, Beijing SKP, Beijing Chaoyang Hospital affiliated with Capital Medical University, and Chenjinglun Middle School, providing comprehensive living and educational facilities.
